Section 1: Inside Essentials


On this page we try to anticipate some of your questions about our properties.

First,  the answer to a key question:

If we encounter a problem is there someone near at hand to help?
Almost always. We live at the far end of Crosswoodhill farmhouse. Customer care is something we are passionate about (recognised by our many awards over the years). Our goal is to exceed guests' expectations, and take the angst out of emergencies.

We go out of our way to make people smile! 

Which kitchen and laundry appliances can we expect to find in our accommodation?
Fridge, separate freezer, dishwasher, double oven and electric hob, microwave, washing machine and tumble-dryer

Any other useful kitchen equipment?
Almost everything you can think of, from a garlic press to a wine cooler, food processor to coffee maker, toaster, kettle and salad shaker. You’ll find a large range of saucepans and cooking paraphernalia and enough glasses, china crockery and cutlery to cope with a crowd!

And in the living area? Do you have a TV,  DVD player, radio /Hi-fi , Sonos ?
Yes, all of these but bring your own DVDs  and CDs with you. The TV in the living areas have Freeview channels, but any TVs in the kitchen and bedrooms don’t. 

Only Orlege and Craigengar have a SONOS sound system; for these it may be an idea for you to download the free Sonos App for your smartphone.
Craigengar has a Wii, with a small selection of games.  If you want more, bring more! 

Anything else in the way of books, games, jigsaws, guide books? 

Yes, there’s a good selection of books, games and toys for all ages. We have a range of jigsaws and a jigsaw board to enable you to park the jigsaw when you want to use the table.

We also supply lots of tourism information divided up into folders, along with maps and guide books

What about wi-fi?  
All the properties offer free, unlimited,wi-fi if you bring your own laptop, tablet or mobile.  At Craigengar it comes via Satellite with no password required. In the other cottages broadband comes via a BT Hub for which we supply a password. It will not be as fast as most people are used to, but it is fine for checking emails and surfing the internet.

And is there a phone in the property?
We provide a landline phone in each one. Mobile reception here is patchy but as well as making outgoing calls, guests can receive free incoming calls:

Outgoing calls are charged at-cost and call charges can be accurately monitored.

How about power showers and baths?
The choice is yours… power shower or a bath to luxuriate in.

And do you provide towels and bedlinen? And tea-towels?
Yes, no need to bring any of these; they are all included in the rental. Beds are made up ready for you, and towels await you. We know how useful it is to free up space in your car and want you to feel at-home the moment you walk through the door.

We also supply older towels useful for drying off soggy dogs!


How about cots and high chairs?

Yes, we do have some conventional cots, travel cots and high chairs. Ask, and if they have not already been allocated to other guests, we are happy to reserve them for you.  If you are travelling by car, bringing your own cot linen is a bonus, but on prior request we may be able to supply this too.

So what other useful things do you provide?
A hairdryer, iron and ironing board, clothes airers, a first-aid kit, sewing kit, shoe-cleaning equipment,  a torch, general cleaning equipment including a vacuum, bin-bags, dishwasher powder and washing up liquid. And much more… However, mindful of allergies to some brands, we do not provide laundry powder. You may want to bring or purchase your favourite.

With so many skylight windows in Orlege and Steading Cottage and the long summer daylight hours in Scotland, can we screen out the light at night? Yes, every window has a blind, either operated manually, by a switch or remote control.

And all the windows in all of our properties have either curtains, shutters or blinds.

Tell us more about the heating.
In the Wing and Steading Cottage: Central heating and hot water are provided via a boiler and radiators in all of the rooms, allowing for individual temperature regulation in each room.  Time clocks for the boiler can be set at times to suit your lifestyle, delivering heat when you want it, avoiding wasted heat when you have no need for it. 

In Orlege End:  The underfloor heating downstairs and hot water are provided by an oil-fired boiler in an outhouse.  The boiler also supplies heat to the radiators in the bedroom and bathrooms for periods of time you can select via the timeclock. Underfloor heating delivers the bonus of a more constant temperature with less fluctuations than you get in the Wing or Steading Cottage.
In the smaller 3 cottages fuel and electricity are measured and charged as extras dependent on usage. Read more.  

With Craigengar, however, the rental quoted is an all-in price. Heating and hot water come via a ground source heat pump and solar panels and these are not charged as extras.

Can we enjoy a real fire in each property?
Yes, each property has a multi fuel stove which will burn logs or coal. We can supply coal at cost but our supply of logs can be very erratic! If you have an electric saw you will find lots of fallen wood around here.  We often lack the time to saw it up!  You can buy logs locally. 

Coal and firelighters are available here for purchase at-cost for the multi-fuel stoves in the properties. Installed primarily  for the ambience, the stove is a useful alternative or supplementary form of heating and is of real benefit in the rare event of a power cut.

Is the water safe to drink?
The water comes from a private spring on the Pentland Hills and tastes delicious. It is filtered through an ultra-violet system and is regularly analysed and tested by Environmental Health
Our water is hard which can unfortunately fur up our kettles and shower heads. 

Is there ground-floor accommodation available for the less physically fit?
Steading Cottage has been awarded wheelchair-assisted accreditation and is particularly friendly for wheelchair users with a good turning circle and grab rails.   We can provide a shower chair on request and toilet-raisers.  There are 2 ground floor bedrooms and no steps anywhere with parking immediately adjacent to the cottage. 

In Orlege the downstairs double bed area and adjacent ensuite bathroom make this cottage attractive to the less physically able. Just one step into a roomy shower cabinet, otherwise wheelchair friendly.

In Craigengar there are 2 bedrooms downstairs and a spacious bathroom / shower room with a wet floor and good turning circle.


And smoking?
We want to provide a healthy, safe and comfortable environment for all of our guests, including those that follow you. We therefore provide ashtrays outside and strongly urge you not to smoke inside the accommodation.  We greatly appreciate guests' co-operation in keeping it that way. Craigengar, the Wing and Orlege End are totally non-smoking. In the case of Steading Cottage where there is no close overhead protection from the element outside when it is inclement weather, the porch area may be used, with the inside door shut!
